Before arrival
At Kadaka HUB, you can select a suitable room on our webpage on the subpage Rooms. When selecting a room, the easiest is to use a filter and select a period for staying at Kadaka HUB and the size of the room (1 or 2 guests in a room). Then the system will show you the suitable rooms available during your selected period.
You can choose rooms different in size, all rooms are fully furnished with a kitchen set and private bathroom.
The rooms are different in terms of the size of the bed and furniture, some rooms have balconies.
There are smaller rooms, the Studio S (12.5-13.3m2) and Studio M (16.2-16.4m2), with a comfortable 900×2000 mm couch for sleeping.
If you want to be accommodated alone but prefer a bigger bed, then the Studio L (18.3-21m2) rooms are ideal for you with a comfortable and velvety sofa bed 1200x2000mm for sleeping.
In case of two people staying at Kadaka HUB, then the Studio XL (20.9-23.8m2) room is ideal for you with a balcony option as well. There is a bigger sofa bed 1400x2000mm and a comfortable working desk used for home office or studying by two people.
There also extra spacious and comfortable the XXL Studio rooms (30.9-33.4m2) and the 2-room Apartments (30.1m2) available with both a separate sofa and a double bed 1400x2000mm.
For people with special needs, we can offer the specially designed Special Studio (31.9m2) or the Shared Studio (32.8/2m2) option with shared rooms perfect for students.
- Contract fee. A fee to be paid for signing the contract. The contract fee is nonrefundable. The amount of the contract fee may vary depending on the length of the contract. The contract fee is also added if you move from one studio to another or when extending the contract.
- Room charge. Room charge depends on the type of the room, the larger the room, the higher the price. We use dynamic pricing, meaning that we can change prices based on the level of occupancy.
- Utilities at the HUB are paid in two parts. The first is a fixed rate and includes all the management, upkeep and utility costs related to the premises. The other half of utilities varies according to your use of water and electricity, which is measured using remote electricity meters installed in every room.
- Deposit. Normally, the deposit is the amount of 1 month’s room charge (utilities excluded), but if you have a pet, the deposit is doubled. The deposit guarantees that any breach of contract is compensated, like unpaid bills, restoration of damaged finishing or furniture, etc.
- Final cleaning fee – the final cleaning fee covers the costs of a thorough cleaning after your departure, ensuring a professional level of cleanliness and order that you may not be able to achieve yourself. The amount of the final cleaning fee will be deducted from your refundable security deposit.
- Advance. Includes the first month’s room charge, fixed rate of utilities and charge of selected additional services. If you arrive on the first day of the month, you need to pay for of the entire month. If you arrive on any other date, you need to pay a proportional amount as of that date until the end of the month.
- Deposit and Advance are to be paid after signing the Contract but not later than 14 days before the check-in date set in the Contract. If the Customer has not paid the Deposit or the Advance by the predetermined date, the Contract is invalid and is automatically considered terminated, and the Agreement fee is not refunded, but is charged as a booking fee.

At the HUB, all studios are fully furnished and everything you need is there. In our snug and homelike rooms with trendy design, there is a private bathroom and kitchenette, tables and chairs, wardrobe or coat-hooks, a comfortable sofa bed or bed; there is enough storage space in the closets, and all the rooms have free Wi-Fi.
Washers and dryers are for public use by everybody on all the floors, just bring your own washing powder.
There is video surveillance in the building and smart locks on the doors, so you can move around comfortably and feel safe.
There is a cozy little recreation room meant to be used and enjoyed by all the customers. There you can play carom and board games, hold events, or just relax with your nice building neighbors while watching Netflix.
Behind the building, on the edge of the beautiful limestone terrace is a green resting area with picnic tables, where you can stretch your body by playing ping-pong or exercising in the outdoor gym.
Bicycle parking spaces are in front of the building free of charge.
In the building, there is also a daycare available to everyone.

Additional services can be selected when booking your room. Then you can be sure that everything is already there when you arrive. Parking spaces are limited, so we advise you to add the parking service in advance.
If you wish to cancel a service or order another additional service after your arrival at the HUB, write to us or order the necessary service through our app.
There are images of the furnished rooms on our website, and the layout of the room is added.
If you wish to see the room in person, you can book a tour on our website. Go to the subpage Rooms on our website, select the room you are interested in and click “Book tour”. Now you can choose a suitable date from the calendar.
Booking a room at Kadaka HUB is simple and fast, everybody can do it. But if you still need help, you can always contact our helpful accommodation manager.
Choose your favorite room on subpage Rooms on our webpage when booking. You can filter the suitable and available rooms based on the checking-in and checking-out dates and the number of guests from the menu above. All the rooms available during the selected period are shown.
Once your choice is made, click on the “Submit request” and fill in a short customer form.
After submitting the request, we will send you the accommodation service contract that you can sign digitally. After signing the contract, you will get the bill. Once you have paid the bill, you will get a personal door code (if you have ordered parking service, then also the phone number to open the crossing gate) on the date of your arrival, and you can start using your room.
You can also book a HUB house tour with our accommodation manager before signing the contract.
Currently, we are offering accommodation through our booking system on our website starting from one month. If you wish to stay at us for less than one month, contact us via email.
If you are good at planning and book a room at least 30 days in advance, you will only pay the agreement fee when signing the contract.
Two weeks before your accommodation starts, you will need to pay for rest of the advance fees: the deposit in the amount of one month’s room charge, first month’s room charge, selected additional services and fixed rate of utilities (the fixed rate of utilities is not dependent on seasons but on the room type and size and the number of guests).
We will send you a bill.
After paying the bill on time and the checking-in date has arrived, you will be sent a door code so you can move in with ease and worry-free.
If you book a room less than 30 days in advance, you will need to pay the agreement fee, the deposit in the amount of month’s room charge, first month’s room charge, selected additional services and fixed rate of utilities (the fixed rate of utilities is not dependent on seasons but on the room type and size and the number of guests).
We will send you a bill.
After paying the bill on time and the checking-in date has arrived, you will be sent a door code so you can move in with ease and worry-free.
You need to pay the room charge, for the selected additional services, the fixed rate of utilities and for electricity and water based on the readings every month.
Regular monthly bills are issued on the check-in date set in your contract, and these must be paid to our bank account by the date written on the bill (due date 7 days).
In case of emergency bills, the due date is 7 days.
Cancellation
If you signed the contract but wish to cancel it 14 or more days before the contract start date, we will refund the total amount, except for the agreement fee.
If you signed the contract but wish to cancel it less than 14 days before the contract start date, we will refund the deposit.
Arrival and Stay
You can choose your suitable arrival and leaving dates. You can select a suitable arrival date when signing the contract, and you can enter the room you booked as from the date you selected. If you arrive or leave in the middle of the month, we will calculate the monthly fee of the first and last month on a daily basis.
You can check in at the HUB on the day set in the contract as from 4 p.m. When checking out, the room must be vacated by 12 p.m. the latest.
We use smart locks at the HUB, meaning that you can only enter the building using a personal code without meeting anyone personally or needing a key. Detailed information about your arrival and access is sent to you before your arrival via email.
As we use smart locks at the HUB and there is no receptionist, there is no handing over. You will receive all the necessary information via email. If you notice some major errors (appliances not working, major damage) on your arrival, it is important to notify us.
Depending on the type of the room, you can stay at the HUB either alone or with a partner, no extra fee is charged. You can see how many guests a certain room holds by checking the details view of the rooms or filtering the rooms based on the number of guests. Your partner also needs to present the information requested on the website, and the information of your partner is also added to the contract. The customer is responsible for themselves and their partner.
All the rooms are already furnished keeping in mind the needs of guests, and additional furniture is not necessary. There is a bed option, kitchen set with a stove, minifridge and microwave, a private bathroom, dining table, shelves, chairs, wardrobe, or coat racks. In addition to the bed option, there is also a sofa in the XXL Studio and 2-room Apartment.
House Rules are a compulsory part of the accommodation contract and our rules. We appreciate you respecting our House Rules which you can see here.
We are grateful that you also bear in mind our other guests. For example, we suggest not to consuming alcoholic beverages publicly. Smoking is strictly forbidden (including on outdoor common areas). Silent hours from Monday to Friday are from 10 p.m. until 6 a.m., on Saturday and Sunday from 12 a.m. until 8 a.m.
Smaller pets are welcome at the HUB, like hamsters and guinea pigs. For cats and dogs, we require a double deposit. If you have any questions about whether you can bring your pet, contact our customer support.
Washers and driers are in the laundry rooms that you will be sharing with other guests and are located on different floors of the 8-storey part of the building. Just bring your own washing supplies.
Our standard offers do not include TV-s in the rooms, but if you wish to have one, you can rent it from us for an extra charge. The necessary connectors are available in the accommodation rooms. You can also use your own device, but you need to set it on the table, wall mounting is not allowed. To connect your TV and select the subscription (Telia), contact the facility manager first.
You can rent the Shared Studio at the HUB either by yourself or with a someone you have found yourself or we have helped you find. The cost of water and electricity is divided equally between the two rooms.
Our standard offers include free Wi-Fi connection in the rooms that has a limited uploading and downloading speed.
To get a faster internet connection (Telia), contact our facility manager first.
You can park your bicycle in front of the building. Bring your personal bike lock.
There is no separate charging station for electric scooters at the HUB, but you can charge it in your room.
Smart locks do not require a physical key to open doors. Every guest has a personal door code that can open the door of their room. The same code can be used to open the doors of common areas (front door, recreation room, laundry rooms).
All common areas at the HUB are under 24/7 video surveillance.
In the ground floor lobby of Kadaka HUB, mailboxes are installed for every room to which letters arrive. The mailboxes are unlocked. Larger packages must be handed over at the front door or picked up from the post office.
Using the recreation room and outdoor areas of Kadaka HUB is free of charge, but the House Rules must be followed. The recreation room on the second floor of the building is meant to be used and enjoyed by all the customers. You can play carom and other board games in the recreation room, organize events, or relax with your nice building neighbors while watching Netflix. Behind the building, on the edge of the beautiful limestone terrace, there is a cozy, green resting area with picnic tables where you can stretch your body by playing ping-pong or exercising in the outdoor gym.
In case of available rooms, you can change rooms. The agreement fee is applied to sign a new contract.
When something gets broken in the room or if there are any other problems, notify us immediately via email or our app. We offer repair works to quickly fix the problem. Every case is assessed individually to identify the cause of the damage and whether or not or how much it costs.
Check-out
You can cancel your contract for any reason with a 30-day notice, but you have the right to use your room during that period. If you wish to leave without notice, the contract still ends after 30 days, and it must be paid for.
By way of exception, the contract can be terminated sooner by mutual consent or in case of breach of contract (e.g., in case of debts).
We assume you leave the room in the same state as it was when you arrived. Instructions for tending your room daily are presented in the House Rules. However, we will also perform an additional final cleaning of the room ourselves, and the amount of the final cleaning will be deducted from your refundable deposit. The final cleaning fee covers the costs of a thorough cleaning after your departure, ensuring a professional cleanliness and order that you may not be able to achieve yourself. If the room is not cleaned after checking out, we also have the right to require a penalty fee.
On the expiration date of your contract, you need to vacate the room by 12 p.m. the latest. Your access code expires by that time too. Please take all your belongings with you and take out the trash. We are not responsible for the items left in your room.
There room is not handed over in person. After you have left, we will check the room and if everything is in order and in the same state as it was when you arrived, we will refund the deposit within 30 days after the end of the contract. The final cleaning fee calculated according to the contract will be deducted from the deposit amount. If there are damages to the room that are not due to normal wear and tear, we will notify you and assess every damage individually. In that case, the refunding might be delayed until the damages are eliminated and compensated for.
Contract Extension
If you know that you wish to extend you contract, then contact our customer support via email and leave the rest to us.
About 1.5 months before the expiration date of your contract we will send you a notification, so you can easily extend your contract by simply responding to the letter. You can also send a request through our app.
Currently effective prices apply when extending the contract. The agreement fee is applied.
If you notify us 30 days before the expiration date of your contract that you wish to extend the contract, we will try to enable you the same room (or one that is of the same value). But if you wish to extend your contract with less than a 30-day notice, we might not be able to offer you the same room.
